Master Plan Re-Examination and Amendment Land Use + Circulation Plan Element “Village of Monmouth Junction”
Throughout 2017-2018, we had the privilege of working with the Township of South Brunswick to advance studies of the Monmouth Junction Village Revitalization / Corridor and in 2023, Topology had the opportunity to create a high-level land use and circulation plan for the Village of Monmouth Junction.
Our comprehensive report delves into two key elements of the Master Plan – Land Use and Circulation. This study area, once a bustling railroad center in the 1860s and 1870s, still bears traces of its rich history in its eclectic mix of land uses, despite the discontinuation of rail service in the 1960s. We identified hurdles in current zoning that hinder redevelopment and rehabilitation and trace the evolution of major roadways, like Ridge Road and CR 522, throughout the 20th century, shedding light on their impact on land use and development.
A few key recommendations included:
Provide incentives for reinvestment and the new development of “catalytic” sites that negatively impact quality of life, are incompatible with envisioned land uses, and discourage reinvestment along the Ridge Road corridor.
Implement an exterior / façade improvement program, and amend zoning to better reflect existing modern users.
Enable parcels positioned for municipal use (e.g. parking, open space).
Improve levels of service and overall performance of the Ridge Road and New Road Intersection.
Enhance streetscapes, infrastructure, and the built environment.
