Phil is a licensed planner in the State of New Jersey, a licensed attorney in the states of New Jersey and New York, and CEO and founder of Topology. He brings more than 10 years’ experience and a client list of over 25 municipalities to his work with desirable downtowns that have experienced unprecedented growth in recent years. He has been responsible for dozens of redevelopment plans and preliminary investigations, resulting in the high-quality development of thousands of new residential units and hundreds of thousands of square feet of commercial space. Phil works to seamlessly blend planning, law, and real estate development to lead comprehensive planning projects that integrate innovative tools and creative practices. Phil’s experience and passion for innovation has led Topology to offer clients advanced solutions and strategic advice.
Phil shares his knowledge as a part-time lecturer for Rutgers University Center for Government Services and is a regular speaker at statewide planning conferences. Before Topology, he spent much of his career as a Project Manager within the Planning and Development Practices in the New York City office of Jonathan Rose Companies. He worked on private-sector development projects, including the management of mixed-use, public/private redevelopment work, as well as contract-based project management work. Phil also managed multiple redevelopment projects for the Town of Morristown, where he has developed a highly successful relationship, serving as the Town Planner, and part of the Mayor’s strategic advisory team. In his previous roles, Phil has also worked as a Project Manager and Paralegal.
Phil has received a number of significant achievements, including being named as NJBIZ’s 40 Under 40 and has also been awarded the title of Distinguished Emerging Planner by the New Jersey Chapter of the American Planning Association. Phil is a three-time alumnus of Rutgers University and resides in Mountainside, New Jersey with his wife and two daughters.
